The Home Buying Process

The home buying process can be divided into the 8 steps listed below.

Step 1:  Consider hiring a professional agent to help you.
Step 2:  Determine your credit status and ability to obtain a mortgage.
Step 3:  Determine the price range you can afford given your resources.
Step 4:  Determine your needs and wants.
Step 5:  Find the right home.
Step 6:  Write the purchase offer.
Step 7:  Remove contingencies.

Determine your needs and wants

You really need a handle on your needs and wants before you seriously consider a home purchase. Start with home features that are absolute musts. This would include things like the # of bedrooms & baths, square footage, # of car garage, lot size, style of home, general type of location such as rural or in a tract, suburban or village, & price range

Also of equal importance are features that you don't want, such as swimming pools or a particular style of home. Other important factors are which communities you would consider living in, what school systems you would like your children to attend, convenience to work or shopping or recreation, crime statistics and general community atmosphere.

Other factors for consideration might be those which could be classified as nice to have but not necessary such as a fireplace, in-ground swimming pool, spa or hot tub. Of course many buyers might actually include these as being absolute musts. The decision is up to you.

If there are two or more buyers, consider making separate lists and then come together to compromise your thoughts into one list. That way each one gets to list what is important to them as a basis for discussion and final decision.

Many times it makes sense to see several homes first to visit and experience first hand many home features before making a final decision. Open houses are a good way to do this. Remember not to give agents any confidential information. Let them know that you are just looking and aren't ready yet to actually buy. If they ask you to sign a sign-in sheet, go ahead, but only give them your name. Don't give them your phone number or address. Take their card and indicate that you will get back to them if you have any further questions or interest. Be courteous but don't set yourself up to being called by a dozen agents.
